How to Refinish a Hardwood Floor (And Mistakes to Avoid)

Refinishing my floor has been a long time coming. I mean, like a looooong time coming. When we moved into this house almost two years ago one of the first projects I wanted to complete was to abolish the orange hardwood floor. Right after I abolished the orange cabinets. But, you know, one thing lead to another and I always seemed to find other shiny projects that grabbed my attention just long enough to not want to bother with the floors just yet. Eventually it got to the point where I realized it would be too big of a job to do myself, and since hubby is in medical school and had zero free time I just kept putting it off until he had a free minute.

Well that minute FINALLY CAME! I’ll be perfectly honest with you, I had watched (and helped) my parents refinish their hardwood floors as a teenager and thought it didn’t seem that difficult, which it honestly wasn’t, but we did have a learning curve this time around nonetheless. Hopefully I can explain it all in such a way that you don’t have to make the same mistakes we did. Here is what the kitchen looked like when we moved in.

See what I mean?? Orange EVERYWHERE. The first thing I did was to paint those cabinets, which I will happily do a tutorial on eventually…. It really doesn’t have to be that difficult of a project. I’ll give you all the tips.

We definitely made some good progress when we painted the cabinets, painted the walls and installed new granite.

By Christmastime, things were looking quite a bit better. So here we are, approximately a year and a half later, and we finally tackled the floors.

And the orange is gone!! Here’s another before, just so you can appreciate it as much as I do.

You’ll also note that since then I painted the high chair, refinished the table and reupholstered the kitchen chairs. Oh, and spray painted the boob lights. I’ve still got to work on that chandelier.

So now, let’s get into the nitty-gritty.

Materials

  • Drum Sander
  • 20 Grit, 60 Grit, and 100 Grit sandpaper for drum sander
  • Plastic to enclose the kitchen and cover cabinets (trust me, you don’t want to skip this step!)
  • Painters tape
  • Stain of choice (We used Minwax Dark Walnut mixed with Classic Gray 50/50)
  • Lambskin Stain Applicator (handle sold separately)
  • Tray for holding stain
  • Water-based High-Traffic Clear coat

The state of the hardwood floor was pretty bad. Especially in the high-traffic areas like in front of the refrigerator, the clear coat had worn down and the wood had begun to oxidize.

It was high time we gave the floors some attention.

Prep

We started by prepping the kitchen by taping of EVERYTHING. Trust me, this is not a step you want to skip or be casual about. That dust will get everywhere, and you will be finding it around your house for months afterward if you don’t prep properly. Even with a thorough taping, we were still finding dust inside all of our kitchen cupboards. Minimize the mess by taking the time to prep!

We learned the hard way that gaps in our plastic wall (even the high ones that we didn’t think would be a problem)… were a problem. Just be thorough, and tape it ALL up. You won’t regret it.

The Process

We rented a large orbital floor sander from a local rental place which, after using it on our hardwood floor for about 10 minutes we realized that it was just NOT getting the job done. We would have been there for days trying to get the existing clear coat off. After a quick google search I realized that not all floor sanders are created equally. What we needed was a drum sander, which was much more aggressive at getting the polyurethane off. We returned the orbital and got a drum sander, and never looked back.

We took as much of the clear coat off as we could using the 20 grit sandpaper, and then did a second pass with a 60 grit sandpaper. In order to make sure we knew where we had been, my husband made pencil marks all over the floor which we sanded off. We did the same with 100 grit sandpaper.

We tried a few tools to get underneath the cabinets in front of the toe kicks, but everything we had was either too tall to reach or was not aggressive enough to get all the clear coat off. Eventually we pulled out an angle grinder with sanding bits, and that did the trick.

There are two things you should be aware of when sanding, though. You have to make sure you get ALL of the clear coat off or the stain will not penetrate in those areas. Also, you need to make sure you sand every area evenly, and that there are not scratches in the hardwood floor, otherwise when you stain it will look something like this:

See those unnatural looking lines? Those happened because we could not sand with the grain of the wood in that area since the area was too small to fit the floor sander, and we didn’t go back through with a hand sander to even them out. When the wood is its natural color it’s hard to tell where these scratches are, but when we applied the stain it brought them out big time.

After we applied the first coat of stain we saw all the imperfections and decided we needed to sand it all down again. It was a HUGE pain, but we wanted a beautiful floor so we determined it would be worth it.

After we sanded it down very thoroughly, we used a broom to get most of the sawdust picked up, and then went over it again with a vacuum. We tried to get as much of the dust off as possible, and then went over it again with a damp rag. Doing this step allowed us to see where the scratches were in the floor, and we were able to buff them out with a hand sander.

Finally we were ready to stain! First I taped up all of my baseboards and removed the quarter round around my cabinets. We used a stain applicator with a handle and a lambskin pad to apply the stain. I pre-mixed Minwax Dark Walnut with Minwax Classic Gray at a 50/50 ratio because I wanted there to be a slight gray undertone. I love the color! If you are planning to mix colors, please please PLEASE make sure you mix it thoroughly beforehand and continue to mix it as you apply. If not the gray particles will drop down to the bottom and you will find yourself applying gray only on part of your floor. That’s no bueno. If this does happen I found that you can apply just the dark walnut on top of it and it will mostly even it out, but it’s still super scary, so just don’t do it.

Also, make sure you apply the stain with the grain of the wood for an even application. For the final step, apply the clear coat. We followed the directions an applied two coats the same way we applied the stain with 2 hours in between coats.

And voi la, the freshly stained hardwood floor is complete! We left the doors and windows open for a few days during the day to let it air out, but the smell wasn’t as bad as it would have been had we used an oil-based clear coat. The water-based is just as durable and has a low VOC count, so it’s not as toxic.

    I never thought that prepping your home for dust would be such an important factor of the renovation process. I really appreciate you sharing this with me though so that I don’t make the mistake of sanding then getting dust everywhere. I’ll be sure to reflect on your article while moving forward with this project so that I can get my home renovation done this fall and limit the number of mistakes I make.

Three days ago I woke up to some alarmingly heavy Three days ago I woke up to some alarmingly heavy bleeding, and thankfully Stuart was there when I called him because I passed out twice. I could have had a serious fall if he had not been there to catch me. We went to the hospital and they discovered some leftover placenta in my uterus and were able to do a D and C to clear me out. When they gave us our discharge papers and I was getting into the wheelchair I passed out again, this time for a full 90 seconds. They decided to keep us overnight, but Stuart had to sleep in our van because they weren’t letting visitors in the hospital. Despite all the IV fluids they were giving me my blood pressure was still very low, and my hemoglobin levels tanked. They ended up giving me two blood transfusions which helped, but didn’t bring my blood pressure up. Thankfully we were close to family and they were able to come stay with baby Charlotte so we didn’t have to take her to the emergency room with us during this pandemic. And thankfully I had some stores of breast milk and baby Charlotte took to a bottle just fine. When we finally got home yesterday, my sweet sisters in law not only stayed with our baby, but @satsusie and LaRae had cleaned our house, did our laundry, washed and changed our sheets, and made us a yummy lunch. My other sisters @hayleejosephprete and Sara Ann arranged to bring us meals along with some other wonderful ladies from our ward, including regular checkups and treats dropped off from my sweet ministering sisters. Our other girls have been with grandma and grandpa in Las Vegas having the time of their lives and thankfully are able to keep them there a little longer while I recover some more. We could not feel more blessed to have such a strong family support system and to be surrounded by such selfless people here in Hurricane! My grandmother died of hemorrhaging from childbirth, I’m so grateful for modern medicine and wonderful healthcare workers and for my wonderful husband who took such good care of me in the middle of all of his medical school craziness.
Just before midnight on Thursday night I began hav Just before midnight on Thursday night I began having consistent, firm contractions and I knew that baby girl had finally decided to make her way to us. By 2:00 they were more frequent and starting to get painful, and by 3:15 am it was time to drive to the hospital 20 minutes away. When I arrived I was already dilated to a 9. My sister-in-law @tiastoutphoto was supposed to be able to come to the hospital to photograph the birth of baby Charlotte. My sister @hayleejosephprete was supposed to be able to come to the hospital as my doula to help me navigate through my first unmedicated birth, but with the COVID-19 situation the hospital put firm restrictions on one visitor and one contracted certified doula, and since she wasn’t certified they wouldn’t let her in and she had to guide Stuart on what to do via FaceTime from the hospital parking lot. This was terrifying for me, especially on top of the stress of being out of the safety of my home, away from my girls at a hospital during this pandemic as a pregnant woman with a soon-to-be newborn. I didn’t feel fully prepared to go through with it without an epidural, but by the time I found out my sister couldn’t be there with me I was already committed. My amazing OB/Gyn, Dr Coby Brown was supposed to be on vacation, but with the virus his plans were canceled and he stayed home with his family. Even though he was technically still on vacation and another Doctor was on call he still came in for my delivery which I am so grateful for! I labored for just over an hour at the hospital with Stuart applying counter-pressure during contractions as my sister was directing, and with one intense push at 4:58 baby girl finally arrived. When we got home from the hospital later that day, my sister-in-law came over to capture the reactions of my other little girls as they finally got to meet their baby Charlotte whom they have been anticipating would arrive for so long. These images are so candid and so raw. They represent my whole life. There is nothing scripted, nothing planned. We don’t have matching outfits, my makeup isn’t done, and my girls faces aren’t washed. This is my life, and she couldn’t have captured it more perfectly.
Happy Saturday, friends! I am so thrilled to have Happy Saturday, friends! I am so thrilled to have so many new friends on here and I thought a proper introduction was in order! My husband and I are currently journeying through the medical school grind, he being in his second year about to prepare for his boards. It has been a long road to get here and we have an even longer road still to travel, especially since we are also going through the Air Force. It has put me in a position, however, to learn how to do more things myself which has been such a blessing in disguise! Since Stuart is so busy it’s rare that you’ll catch glimpses of him, but I will try harder to show him off because I know you’ll all enjoy looking at his handsome face as much as I do 😆.

Stuart and I met in Provo, Utah when he was attending BYU and I was finishing up hair school. We now have two beautiful (and sassy!) little girls and one more little girl due any day now! .

Here’s a fun fact that will probably blow your minds: this baby I’m about to have will be my parent’s 99th grandchild! I am the 15th of 16 children and my husband is the oldest of 11 children. Now how’s that for a massive family? .

And to answer some questions I know I will get, yes they’re all biological, yes there are two sets of twins (back to back, a year apart!) and yes, my parents did have a TV 😆. They just really like kids!
As I’ve taken on these different remodeling proj As I’ve taken on these different remodeling projects it has been so fun to try new things and figure out what exactly my design style is. I have yet to take on a home of my own where my own input and my own budget are the only things I need to consider before remodeling, but I really have been so lucky to have all the opportunities I have to experiment on other people’s homes! I did this bathroom a couple of years ago at my sister’s Air BNB over the course of about a month, and it was such a fun project! .

While the remodels I’ve been doing tend to lean more toward cottage/farmhouse style, I think my preferred style is closer to a more traditional craftsman or even modern traditional. Here’s to new opportunities to experiment with other styles of decor!

I know I’ve left you all hanging the last couple I know I’ve left you all hanging the last couple days on finishing up my floating shelves but truth be told I haven’t even worked on them! I’m trying to learn to give myself permission to slow down and relax, and a couple of poor nights sleep have motivated me to do just that. I had a nice nap today though and I think I’m going to try to finish them up!
